Why Kingston roofs wear out
Living next to the river
Kingston is on the western bank of the Susquehanna in the Wyoming Valley, and the river shapes the local weather. Morning fog and valley humidity keep shaded roofs damp, and moss and black algae streaks show up quickly on north-facing slopes and under big trees. Winter adds snow, around 45 inches a year on average at the nearby Wilkes-Barre/Scranton airport, along with plenty of days when it thaws and refreezes. That freeze-thaw cycling breaks down sealant strips, pops nails and opens gaps at flashing. Ice dams form at the eaves of warm, poorly vented attics.
Kingston's housing
Kingston grew as a residential borough across the river from the county seat, and it shows. You'll find big older homes near Wyoming Avenue with steep roofs, multiple gables and tall chimneys. There are older double-blocks, where one roof covers two households. Many modest two-story homes have enclosed porches and back additions with low-slope roofs. Those older homes often hide layered shingles, board sheathing and chimneys that have been re-flashed with tar more than once. We deal with all of that during tear-off.
Flood history
Kingston sits behind the Wyoming Valley levee system, which was raised in the early 2000s. Agnes in 1972 flooded much of the valley, including Kingston. In 2011, during Tropical Storm Lee, the raised levees held. Homes here can still carry reminders of those floods, so we look closely at framing and decking once the old roof is off.
Chimneys and old flashing
Kingston's older homes tend to have big brick chimneys, and chimney flashing is one of the most common leak sources on homes like these. Over the years, a lot of it has been "fixed" with roofing tar smeared over the joint. Tar cracks after a couple of winters, and water follows the brick down into the attic. When we repair or replace a roof, we install proper step flashing and counter-flashing set into the mortar joints, so the chimney and the roof can move independently without opening a gap. If the chimney crown or mortar is failing, we'll point it out so you can deal with it before the new roof goes on.
Attic ventilation in older homes
Plenty of Kingston homes have finished third floors or knee-wall attics with little or no ventilation. That traps heat in winter, which feeds ice dams, and it traps moisture year-round, which rots the deck from underneath. Adding balanced intake and ridge ventilation during a replacement is one of the best things you can do for the life of the new roof.

Permits and code in Kingston
Pennsylvania's Uniform Construction Code (UCC) is administered locally. In Kingston, permits go through the Municipality of Kingston's zoning and permits office, and the borough takes applications directly.
