Why Dunmore roofs wear out
Hillside exposure
Dunmore sits on the east side of the Lackawanna Valley. The southeastern part of the borough runs up the slopes of the Moosic Mountains, and Roaring Brook cuts through the Nay Aug Gorge on its way to the Lackawanna River. That terrain means homes in the same borough can see very different weather. A house up the hill takes more wind and holds snow longer than one down near the Scranton line. The valley as a whole averages about 45 inches of snow a year, based on 1991–2020 records at the Wilkes-Barre/Scranton airport. That comes with freeze-thaw cycles that crack sealant, loosen flashing and build ice dams at the eaves of warm attics.
Shade and moisture
Mature trees, closely spaced houses and north-facing slopes keep a lot of Dunmore roofs damp. That's why dark algae streaks and patches of moss show up on so many roofs in the borough. It lifts shingles along the rakes and eaves, breaks the sealant bond, and eventually peels tabs off. When we replace a roof on an exposed lot, we pay extra attention to starter strips, edge nailing and drip edge, because that's where a roof holds or fails in a gust. After a windstorm, it's worth having the edges checked even if nothing has blown into the yard yet.

Chimneys and flashing
