Wooded lot or open subdivision: two different roofs
Jackson covers more ground than any other town in Ocean County, and a roof in one corner of the township can live a very different life from a roof in another. We plan a replacement around which kind of lot your house sits on.
Wooded lots toward the Pinelands. Part of Jackson lies within the Pinelands National Reserve, and many homes sit under tall pines and oaks. Shade keeps north slopes damp, needles pack into valleys and hold water there, and limbs hang over the roof. On these houses, we pay extra attention to the valleys, with ice and water barrier through every one. We point out overhanging limbs that should be cut back before the new roof goes on, and we look hard at the gutters, because clogged gutters feed ice dams at the eaves.
Cleared subdivisions. Neighborhoods built on open land have the opposite problem: full sun and full wind. Shingles bake, seal strips let go, and tabs lift on the windward slopes. There, the priorities are a sealed starter course, correct nailing and balanced ventilation so the attic isn't adding heat from below.
Being nearer the shore than Mercer County also means nor'easters and tropical-storm remnants can arrive with heavier, wind-driven rain. Every roof we install here gets new flashing and underlayment built for that.
Neighborhoods that are aging together
Much of Jackson went up in waves: subdivisions and active-adult communities built over a few years each. Roofs in those neighborhoods tend to reach the end of their life at about the same time. The problems we find on them are consistent too. Original shingles are wearing out, attics have blocked soffits and too little exhaust, and pipe boots have cracked.
A replacement fixes all of it at once. We tear off to the deck and replace any damaged sheathing. Then we install ice and water barrier at the eaves and valleys, synthetic underlayment, new flashing and pipe boots, architectural asphalt shingles installed by our GAF-certified crew, with a ridge vent sized to the soffit intake.
Active-adult communities such as Four Seasons at Metedeconk Lakes usually have an HOA with a say over shingle color, contractors, working hours and truck parking. Permits, dumpsters and getting started
Jackson Township's Construction and Inspection division enforces the state construction code, issues permits and lets you check a permit's status online. Since March 2018, New Jersey has treated re-roofing a detached one- or two-family home as ordinary maintenance that doesn't need a permit. Attached homes, commercial buildings and work that touches rafters or cuts new openings are different. We sort out whether your job needs one during the estimate, and if it does, we file for it ourselves.
