How long does an EPDM flat roof last?

A properly installed EPDM membrane typically lasts 20 to 30 years. The membrane itself rarely fails in the open field — seams, flashing and anything penetrating the roof are what need attention, which is why installation detail matters more here than on a shingle roof.

Why is water sitting on my flat roof?

Some shallow ponding after rain is normal; water still there 48 hours later is not. It usually means the slope is insufficient or a drain is blocked. We look at drainage before recommending a covering, because a new membrane over a drainage problem just hides it.
