How to Tell It's Time You Need a New Roof

Your roof keeps the weather out of your home, but it won't last forever. As it gets close to the end of its life, you'll start to notice some common signs that it's time for a roof replacement. A roofing contractor can inspect your roof and tell you whether a few repairs will do, or whether a new roof is the smarter long-term investment.
Here are the warning signs to watch for.
Moisture, Leaks and Mold
One of the clearest reasons to consider a new roof is a roof that keeps leaking. Water in the attic can damage framing and insulation and leads to mildew and mold. When leaks show up in more than one spot, or come back after they've been repaired, the roof is often wearing out as a whole. Leaks also tend to get worse over time, and the longer water gets in, the more expensive the fix.
Curling, Cracked or Missing Shingles
Asphalt shingles don't last forever. Older 3-tab shingles often last around 15 to 20 years, while architectural shingles often reach 25 to 30 years with good ventilation and maintenance. Near the end of their life, shingles begin to curl at the edges, cup in the middle, crack or blow off. Once that starts, they break down faster and the chance of leaks goes up. Winters in New Jersey and Northeast Pennsylvania, with their freeze-thaw cycles and ice, tend to speed that process along.
Attic Problems
Your attic will often tell you about your roof before the ceiling does. Check it a couple of times a year with a flashlight. If you see daylight through the roof boards, notice dark stains or damp spots on the underside of the decking, or find wet or matted insulation, water is getting in. Heavy frost on the underside of the roof in winter can also point to ventilation problems, which shorten a roof's life.
Loose Granules
As asphalt shingles age, the sand-like granules that protect them from the sun loosen and wash off. You'll often find them in the gutters or piled at the bottom of downspouts. Bald, dark patches on the shingles mean they're losing their protection, and they'll deteriorate faster from here.
A Sagging Roofline
If the roof dips between the rafters or the ridge line isn't straight, the decking or framing may be damaged by long-term moisture. That calls for a professional look soon.
